    To repair or replace that is the question. A roof isn’t something most homeowners contemplate until there is a significant problem. Roofing leaks often go unnoticed until they become a problem that just cannot be ignored.

    So what are the warning signs when it comes to roof repair? Should you go all in for a new roof or just repair it? Let’s take a look at some signs to determine what your best strategy is going forward.

    How old is your roof?

    Knowing the life span of your roof can help you make an informed decision when it comes time to replace it. Is your roof slate, copper or tile? If so these can last up to 50 years or so. Keep in mind, weather conditions such as hail, wind and hurricanes can cause significant damages and can cut the life span of your roof short.

    Water Damage

    The dreaded water spot on a ceiling is your first indication you may have a leak. Often water can travel between roof shingles or rafters before settling through your ceiling or walls. These type of leaks can pop up anywhere and will most likely require an expert to determine and pinpoint where it is coming from. If the leak appears to grow worse after a rainstorm, you may have a problem with the flashing. Replacing this would require an expert as it must conform with the roof surrounding the area.

    Missing shingles and granules

    Loose granules after a rainstorm can often be an indicator that your shingles may need to be replaced. Heavy rain and wind can cause these to become dislodged and fall away from the shingle. Once these are gone the shingle becomes exposed can deteriorate. A missing shingle should be replaced as soon as possible. A significant number of missing shingles would call for a complete roof replacement.
